To effectively establish the pros and cons of the building options, we have prioritized our review of issues. Below is a summery of the different options available.

 

OPTION 1 – 2 Park Avenue, 23rd Floor

This building is a class B office building in a class A- location with transportation connections in central Manhattan.  It has the general services of a prime office building such as building security, messenger services and local restaurant conveniences. The current build-out of office space only needs to be modified slightly.  Finishes and minor renovations and repairs of the spaces will need to occur. Existing millwork workstations will need to be refinished and repaired at numerous locations.

 

OPTION 2 – 5 Penn Plaza, 6th Floor

This building is a class B building in a class B neighborhood. It's central location to numerous subway lines and commuter trains makes it a desirable location. The services that the building offers range from messenger services to a newly renovated lobby with high security. The rectangular floor plates  with a central core help make the space efficient  with respect to planning.  There are views from three orientations, allowing for support spaces to be designed along a windowless perimeter partition.

 

OPTION 3 – 1250 Broadway, 11th Floor

This building is a class B building in a class B neighborhood. A newly renovated lobby with upgraded security and messenger services are nice assets to the building. A central location near Penn Station allows for easy access for commuters on subway and MAT lines. The building is an odd shape making planning very inefficient. The views and daylight are minimal and not noteworthy. Building management was not exceptionally knowledgeable about the building.

 

OPTION 4 – 120 Broadway, 19th Floor

 This building is a class B building in a class B neighborhood. A stately lobby with manned security and messenger services are nice assets to the building. The  location is near Wall street and MTA stations, but not commuter railways. The building is an odd shape making planning very inefficient and the sub-tenant space offered by the Landlord is beyond the needs of The Foundation.  The building is long and does not offer many vistas or daylight.  The building staff are knowledgeable and the building is well run.
